Commercial spaces in metropolitan region become more transparent

New digital platform outlines supply

The first balance of commercial spaces in the Hamburg Metropolitan Region, presented Monday (February 15, 2021), analyses supply and demand on the market and paves the way for targeted forecasts and needs-based planning. Some 45 per cent of the land sold is concentrated along the A7, according to the first analysis while 88 per cent is in Lower Saxony and Schleswig-Holstein. The districts of Segeberg, Stade, Pinneberg, Cuxhaven and Heidekreis account for over 40 per cent of all sales. Around 660 acres (267 hectares) have been marketed. The metropolitan region with 5.3 million inhabitants includes parts of Lower Saxony, Schleswig-Holstein and Mecklenburg-Western Pomerania in addition to Hamburg

Andreas Rieckhof, Chairman of the Regional Council of the Hamburg Metropolitan Region and State Councillor in the  Ministry of Economics and Innovation, remarked: "This first report has made the market for commercial spaces in the Hamburg Metropolitan Region transparent. The analysis is a milestone in the digitalisation of our economic and planning data. We have created an advanced tool and an important decision-making basis for developing commercial space in the Hamburg Metropolitan Region." Around 942 available plots with an area of 5,520 acres (2,234 hectares) on the joint commercial land platform GEFIS were evaluated for the report

Criteria for choice of location

The location of a commercial property is one of the main criteria for companies when choosing a site. The movement of goods by ship is also important as well as digital infrastructure. Factors such as an attractive urban appearance, quality of stay for employees, public transport connections and local amenities are also gaining importance. Reinhard Sager, District Administrator from the lead district of Ostholstein, noted: "Another aspect is higher demands on climate and environmental protection. The Hamburg Metropolitan Region has therefore set itself the goal of always taking these sustainability criteria into account when developing business locations."

A total of 422 transactions occurred in 2019 including 182 in Schleswig-Holstein, 178 in Lower Saxony, 44 in Mecklenburg-Western Pomerania and 18 in Hamburg. Companies are dependent on a sufficient supply of land to be able to set up a premises or to expand. Supply in many regions has not kept pace with the high demand in recent years. It remains unclear whether the COVID-19 pandemic will impact demand, according to the Hamburg-based Georg Consulting, which authored the report.
